What is RentPorter?

RentPorter is an AI-powered SMS triage system for property maintenance. Landlords sign up and assign a dedicated phone number to their properties. Tenants text that number to report maintenance issues, and the AI assistant triages, categorizes, and escalates requests on behalf of the landlord.

How SMS Opt-In Works

RentPorter never sends marketing texts. Consumers consent to receive SMS in one of two ways, depending on who they are:

1. Landlords — Web Form Opt-In (express written consent)

Landlords are our account holders. During signup at rentporter.com/landlord/signup, each landlord must actively check an un-checked consent box before an account can be created. The exact box, shown live on that page, reads:

The box is unchecked by default. Each landlord must actively check it, and consent is required before an account can be created. This is the express written opt-in workflow submitted for toll-free verification.

2. Tenants — Consumer-Initiated Opt-In

Tenants are never cold-texted. A tenant opts in by voluntarily sending the first text message to the RentPorter number their landlord has given them as the maintenance contact. By initiating that conversation, the tenant consents to receive AI-assisted replies about their own maintenance request. The number is shared with tenants by their landlord (e.g., in the lease, a posted notice, or move-in materials), and landlords are contractually required (see our Terms of Service) to disclose this AI/SMS process to tenants.

Types of Messages Sent

RentPorter sends the following types of SMS messages:

  • Maintenance triage responses — Follow-up questions to gather details about a reported issue (category, urgency, photos)
  • Status updates — Confirmations that a maintenance request has been received and forwarded to the landlord
  • Landlord notifications — Summaries of new maintenance requests sent to the property owner

“Got it! Your landlord has been notified and will follow up within 4 hours. Thank you for letting us know.”
“Thanks for following up! Your request is logged and your landlord has been notified. They’ll be in touch within 4 hours. If this is urgent, reply URGENT and we’ll flag it again.”
“Good news — your maintenance issue has been marked as resolved. Reply any time if problems continue!”
“Reply STOP to unsubscribe at any time. Reply HELP for help. Msg & data rates may apply.”

Message Frequency

Message frequency varies based on maintenance activity. Tenants typically receive 2–5 messages per maintenance request. Landlords receive a notification for each new request. No marketing or promotional messages are sent.

How to Opt Out

You can stop receiving SMS messages at any time by replying STOP to any message from RentPorter. You will receive a confirmation that you have been unsubscribed. You can also contact us at winsome.ventures.re@gmail.com to request removal.

Privacy

RentPorter does not sell, rent, or share phone numbers or message content with third parties for marketing purposes. Message data is used solely for providing the maintenance triage service. Standard message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
